MARKET RATE MIXED USE DEVELOPMENT


Confluence Park is a community connector.

The site is located at the southernmost bluff above the confluence of the Minnesota and Mississippi Rivers. Nearly a blank slate except for an existing parking ramp, the main goal for this project is to preserve views of the valley and to provide a physical and visual connection from the neighborhood to the valley.

Most of the program is pushed to the east and west side of the site, clearing the center for an open park, with a pavilion representing the confluence at the center.

40,000 SF of retail and 120,000 SF of housing (100 UNITS) line S Davern St and front the corner of Shepard Rd, at the site of a future transit stop, and using the existing parking ramp for their parking needs.

A 30,000 SF community event center rises out of the ground on the west end of the site, covered in a green roof on the north slope to minimize its impact on the residential development to the north. It also has a green roof, thermal mass, fritted glass, and greywater collection.
